Our Vision for the Reitdiep Zone
The Reitdiep zone was uniquely isolated from its surrounding neighborhoods, bordered by water, the ring road, and the railway. This distinctive location made it ideal for standalone functions with a striking presence. On the side facing the ringroad, the focus is on speed and noise buffering, while the waterfront is open and public, oriented towards the Reitdiep, with greenery and cycling routes.
The large-scale retail functions in this area were not well-organized, lacking synergy and mutual reinforcement. Moreover, the quality of the former buildings was generally low.
The area consisted of approximately 14 spacious plots, varying in size. In today’s market, it is unlikely that many of these plots will be developed simultaneously. However,this staggered development contributed positively to the zone’s overall aesthetic.
The above image provides a vision of what the Reitdiep zone could look like in 2100. Drivers, cyclists, pedestrians, and water enthusiasts will each experience the rhythm and character of the area in their own way. The sequence of developments will vary—some areas may feature larger, more massive buildings, while others will have slimmer, taller structures. As the buildings emerge over time, they will interact with each other, guided by form and volume, shaping the corners of the zone and responding to sightlines from the railway, water, road, and bikepaths.
